FILLING VACANCIES
- List in the North Texas Real Estate Information Services (MLS) which reaches over 19,000 other agents in our area and automatically lists the property on the Realtor.com website
- List on our websites, wtlease.com and genesis4realty.com, as well as other highly successful commercial websites
- Utilize our powerful network of Brokers, Agents, and other Management Companies for referrals and cooperation between firms
- Provide "For Lease" yard signs and distribute property information “flyers”
- Screen and show to prospective tenants
- Provide targeted advertising
- Provide ease of showing by using Centralized Showing Services, electronic and combination lockboxes for access
- Thoroughly screen applicants for rental history, credit history, criminal history, employment history and check writing history
- Conduct detailed discussion with tenants of their obligations under the lease
- Prepare Virtual Tours when beneficial
- Provide free recorded messages providing property information for prospective tenants when viewing a sign in front of a property
TENANT MANAGEMENT
- Provide move in procedures to tenants and monitor move in process
- Handle all tenant issues
- Collect rents in a timely manner
- Handle past due rent notices and procedures and complete eviction process when necessary
- Provide move out procedures to tenants and monitor move out process
PROPERTY MAINTENANCE
- Advise owners of code compliance requirements for properties
- Respond in a timely manner to tenant calls for property maintenance issues
- Arrange for repairs to be completed during occupancy without compromising the tenant’s privacy or security
- Physically inspect the property periodically for maintenance issues
- Enforce tenant lease terms such as lawn maintenance and pet provisions
- Inspect the property on move out and arrange for make ready for new tenants
ACCOUNTING
- Pay net proceeds monthly to owner via check or direct deposit
- Provide computerized monthly statements detailing all current transactions
- Provide required IRS forms for properties at year end and provide a comprehensive fiscal statement for tax preparation
OPTIONAL SERVICES
- Pay mortgage payments, taxes, insurance, utilities and other expenses
- Provide resource referrals to specialists for the appeal of property tax valuations
- Provide resources for property insurance in order to maximize cost savings
- Provide analysis and consultation of investment portfolios including sale and acquisition
